Why guessing is expensive
Most leaking showers on Cape Cod get the wrong first repair. A plumber replaces a valve when the pan liner is the problem. A handyman regrouts a floor that has water sitting in the mortar bed underneath. Six months later the stain on the ceiling is back, and now the framing is wet too.
The test exists so that does not happen to you. It separates the three things that look identical from the surface: a plumbing leak (a plumber's job), a waterproofing failure behind the tile (ours), and a surface problem that needs only topical repair. The recommendation comes from the combination of every reading, not from a single clue.
What the multi-factor leak test includes
- Homeowner interview (12 questions). Musty smell, water outside the curb, whether the shower is dry the next morning, stains on the other side of the wall or ceiling below, prior repairs, prior plumber visits, how often it is used, whether there is a fan. If you report an active leak, we change the test order and run the bucket test first to rule plumbing in or out.
- Visual red-flag walk-through, photographed. Floor, curb, walls, fixtures, then outside the shower: cracked or missing grout, stained grout, failed caulk, gaps or movement at the drain, slow drainage, floor not sloping to the drain, glass door seals and sweep, niche, bench or window seals, baseboard swelling or soft spots outside.
- Knock test. Every floor tile and the lower courses of wall tile are tapped. Hollow or loose tiles mean the bond has failed, usually because water has been sitting behind them.
- 22-point moisture map. Pin-type moisture meter readings at tagged locations: beside the drain, all four corner joints, both ends of the curb, outside the curb, the floor 6" and 12" from the curb, the walls either side of the shower, the other side of each wall, and the ceiling below. Every reading is compared against a dry reference point in the same house, so "elevated" and "wet" mean something for your home, not a textbook number.
- Thermal imaging and water tests. We take a thermal baseline, run hot water and fill a 5-gallon bucket in the shower, then with the water OFF check the ceiling below and the far side of all three walls with the thermal camera and flashlight. If the plumbing is dry at that point, we dump the bucket onto the shower floor, wait 15–20 minutes, and check again. Water that shows up only after the dump is coming through the floor or curb, not the pipes.
- Findings, severity and diagnosis. Every flagged item is collected with a severity, and the data drives one of four conclusions: likely plumbing leak (we refer you to a licensed plumber), waterproofing failure, signs of a slow leak, or no leak detected.
What you get
- A full written report on the spot: photos of every red flag, the moisture map, thermal findings, our notes and insights, and the diagnosis.
- A clear recommendation. If no leak is detected, we recommend topical repair to the tile or grout. If the leak is conclusive, the minimum fix is replacing the shower base, the curb, and the first 12" of wall tile, so the source is removed and the base is rebuilt with our own waterproofing system. If it is plumbing, you get that answer before you spend anything on tile.
- A free estimate for any tile remediation we recommend.
